We plan on being in business for a very long time, meaning, we are not going to jeopardize our business for any one fraudulent transaction. We work all around the USA because of our extended experience buying and selling properties as well as the satisfaction of our amazing clientele.

The Closing Process entails of all the paperwork needed in order to make a property you own. We work with most specialized state-regulated Title companies and Real Estate Attorneys who’s role is to deliver and create all necessary paperwork to close each property. Each property is on a case-by-case basis and we provide various options for you to acquire your property in a timely an secure manner. Closings can get a bit stressful sometimes, but rest assure that these are professionals that have been closing properties like ours for many years. There will be times when we can close extremely easy and fast with the paperwork they provide us and times that may get delayed a bit to insure all paperwork is valid, verified, and complete. We always depend on the Real Estate Attorneys and Title companies for the required paperwork to close on your propert. All we ask that you are patient and work with us. We only ask for a small deposit as a commitment to pay the necessary costs for the paperwork needed for the purchase of your land since we have to acquire this from the necessary Attorney or Title Company. Then, all final monies will be paid at closing either to the title company, Real Estate attorney or mobile notary that will take the legal paperwork to your desired place. Your deposit will be credited at closing, usually $500, and will be deducted from your total cost.

Usually takes from 1-3 weeks for the closing process sometimes faster depending on the final paperwork for each property. Each property will be different and we’ll make sure we “hold you by the hand” during this process by our customer service assistant during normal business hours which you can call anytime during this process. Its important to be a bit patient during the first few days and then we’ll keep you up to date on any updates and time to close. Please rest assure that we are always working very diligently to get your transaction closed.

At the time we are ready to close your property, we will contact you with time to coordinate the closing based on where you live or if you want to come to the offices to perform the closing in person as well. This may be done by a mobile notary at your place of business, at our offices or at the title company’s offices. We want to make sure you feel comfortable with the full process and we’ll let you know details as we are ready to close.

Once under contract you are legally required to purchase the property and deliver the full amount of funds at time of closing. If you decide to not purchase, not only will you lose your deposit but you may be in breach of specific performance meaning that you may be required by law to buy or pay fees and we don’t want you to accumulate any attorney fees or unnecessary legal burdens. Depending on the situation, the fees can be determined between buyer/seller that is fair for both parties however we do expect you as the buyer to fulfill your obligations required by contract you signed so please make sure you ask any questions prior to signing and giving your deposit to avoid any miscommunication.
